News summary
Malaysia's residential subsale market recorded a third consecutive quarter of price growth in the second quarter of 2026, according to a Nanyang Property report citing IQI's market analysis. The nationwide average price rose 2.7%, moving from RM370,000 to RM380,000.
Penang led the state-level increases with reported growth of 17.1% and a median price of RM480,000. Kuala Lumpur followed with a 12.8% increase to RM530,000, while Sarawak and Johor recorded gains of 10.3% and 8.3% respectively. The report said Melaka declined, Selangor eased slightly, and Perak was unchanged.
Affordability continued to shape most transactions. Nearly 70% of second-quarter subsale deals were priced at RM500,000 or below: 23% were below RM250,000 and 45% fell between RM250,000 and RM500,000.
At the premium end, homes above RM1 million represented 10% of transactions, compared with 8% a year earlier. The report also noted that Kuala Lumpur transaction volume for properties valued above RM4 million rose 50% year on year, while the city's average subsale price increased to RM1.2 million.
IQI co-founder and chief executive Kashif Ansari expects moderate price growth and higher transaction activity in the second half of 2026, supported by improving buyer confidence and continued demand for well-located homes.
