Ara Damansara vs the PJU Corridor: Where Petaling Jaya's Freehold Condos Actually Sit
"PJU" on a Petaling Jaya address is a postal-style zone code, not a township brand: Wikipedia's list of Petaling Jaya city sections records it as standing for Petaling Jaya Utara, North Petaling Jaya, with Bandar Sri Damansara's own postal entry spelling it out as "Petaling Jaya Utara 9 (PJU 9)". That list also settles a common mix-up for buyers comparing this corridor: Ara Damansara is not a separate neighbourhood competing against the PJU zones, it is PJU1A itself, sitting alongside PJU3 (Tropicana, Damansara Indah and Sunway Damansara), PJU6 (Bandar Utama), PJU7 (Mutiara Damansara) and PJU8 (Damansara Perdana) along the same Lebuhraya Damansara-Puchong stretch.
Ara Damansara's own freehold stock prices in a fairly narrow band. EdgeProp's area page puts the median transacted price at RM697 per sq ft over a trailing four-year window, with recorded deals ranging from RM581 to RM802 psf. H2O Residences, a freehold project off Jalan PJU 1a/3 developed by Epoch Property Sdn Bhd, a Titijaya Land Berhad subsidiary, sits close to that area figure at a median of RM713 psf and a range of RM673 to RM846 psf, with EdgeProp citing a 5.81% rental yield across its 1,357 units. Sources disagree on when the project was actually completed, PropertyGuru's project page gives 2017 while a review on the same site describes the final of its four 21-storey blocks being handed over in 2019, so a buyer should confirm the vacant possession date for the specific block rather than relying on either figure.
One PJU zone over, in PJU7's Mutiara Damansara, the comparable freehold stock is Surian Condominium and Surian Residences, both off Jalan PJU 7. Listings gathered across iProperty, EdgeProp and Mudah show Surian Condominium asking between RM613 and RM757 psf depending on unit size, with a Mudah listing specifically describing its units as freehold, while a smaller 850 sq ft two-bedroom unit at Surian Residences on Jalan PJU 7/18 was asking RM847 psf. These are current asking prices from listing portals rather than EdgeProp's transacted medians, so they are not directly comparable to Ara Damansara's RM697 psf area figure, but they suggest Mutiara Damansara's freehold units are priced at or below Ara Damansara's range for similar built-ups.
Not every PJU zone offers a freehold alternative. PJU3's largest project, Tropicana Gardens in Kota Damansara, is leasehold, StarProperty's own property-insight page for the 17-acre integrated development lists its tenure as leasehold, and its component towers such as Dianthus and Arnica carry the same status on PropertyGuru's listings. A buyer set on freehold title specifically cannot simply treat PJU3 as a like-for-like substitute for Ara Damansara on tenure, whatever the psf numbers suggest.
PJU8's Damansara Perdana shows the same pattern. Empire Damansara, the area's best-known mixed residential and office project, is leasehold, and PropertyGuru's project page lists its psf range at RM136 to RM1,018, with recent studio and serviced-residence listings asking roughly RM437 to RM611 psf, a wide spread that reflects the project's mix of unit types and floors rather than a single market price. Set against Ara Damansara's freehold RM697 psf area median, Empire Damansara's lower asking prices come with a different tenure, not simply a cheaper version of the same product.
Put together, the PJU corridor does not split cleanly into an Ara Damansara freehold tier and a PJU-zone leasehold tier. Mutiara Damansara in PJU7 has its own freehold stock in Surian Condominium and Surian Residences, priced close to or below Ara Damansara's range, while large integrated developments elsewhere on the corridor, Tropicana Gardens in PJU3 and Empire Damansara in PJU8, are leasehold regardless of their PJU address. The postal code tells a buyer which part of the corridor a project sits in; it says nothing about the title on the land.
The figures above also come from different sources measuring different things, EdgeProp's area and project pages report transacted medians over multi-year windows, while the Surian and Empire Damansara numbers are current or recent asking prices pulled from listing portals, so none of this substitutes for checking the actual geran (title) and a recent comparable transaction before making an offer on a specific unit.
I help buyers compare specific freehold units against their actual transacted history along this stretch of the Damansara-Puchong corridor, from Ara Damansara through to Mutiara Damansara. Message me the PJU zone and budget you are considering, and I will pull the live listings and recent comparables that actually match.
