In November 2015, about 1,500 people registered for the first 132 terrace houses in Bandar Rimbayu's Penduline phase, priced from about RM625,000, The Edge reported. Today the same developer is selling strata landed homes in the township from RM1.5 million.
So is Rimbayu still the affordable landed option it was sold as? This guide covers where the township is, what each phase has cost, what owning one involves, and how to weigh it up on real numbers.
Near the end you will find practical tips for buyers weighing up Rimbayu.
Where is Bandar Rimbayu and how big is it?
Bandar Rimbayu is IJM Land's township in Telok Panglima Garang, in Selangor's Kuala Langat district, right next to Kota Kemuning. IJM Land now markets it as IJM Rimbayu. It launched in 2013 and covers 1,879 acres, according to the developer.
EdgeProp puts the township's gross development value at about RM11 billion. It is planned in four precincts: Flora, Fauna, Bayu and a Commercial Hub.
EdgeProp's October 2026 report says more than 5,000 homes and 323 shopoffices are complete. IJM Land said in 2024 that about 40% of the land was still available, so construction will continue for years.
One point many buyers miss: IJM Land describes the township as leasehold. A 2015 report in The Edge noted that homes in neighbouring Kota Kemuning are freehold, so you are not comparing like with like.
How have prices changed since 2013?
The first launch, The Chimes in March 2013, offered two-storey terraces from RM580,000, The Edge reported. About 2,000 buyers balloted for 115 units in that first release.
Penduline, the first phase of the Fauna precinct, launched in November 2015 from RM625,000, or about RM356 psf. These were two-storey terraces of 1,751 to 2,021 sq ft on 20ft by 70ft lots, on a 54.95-acre leasehold parcel.
IJM Land told The Edge it kept Penduline's price down by dropping extras such as solar panels and rainwater harvesting, and by using slightly smaller lots. Penduline was not strata-titled, so it came with no monthly maintenance fee.
Demand stayed strong after that. EdgeProp reports that all 308 units in the first two phases of Robin sold within 28 minutes of their 2021 launch.
Anthea marks the move upmarket. Soft-launched in September 2024, it is IJM Land's second strata-titled landed project in the township: 180 units (90 superlinks and 90 semi-Ds) on 20.85 acres, with a gross development value of RM381 million.
IJM Land announced superlinks from RM1.5 million and semi-Ds from RM2.6 million. EdgeProp's 2026 report quotes wider ranges of RM1.98 million to RM2.76 million for superlinks and RM3.32 million to RM3.72 million for semi-Ds, so ask for the current price list before you compare.
Anthea's superlinks sit on 24ft by 80ft lots with 2,886 to 2,992 sq ft of built-up. The semi-Ds are on 40ft by 80ft lots with 3,408 sq ft.
Individual title or strata landed: what changes for you?
Rimbayu now has both kinds of landed home, and they cost different amounts to live in.
- Individual title (such as Penduline): no monthly maintenance fee, but no guardhouse or shared upkeep unless residents organise it themselves.
- Strata landed (such as Anthea): you pay monthly maintenance and a sinking fund to a management body, which runs security, landscaping and shared facilities. Anthea's fees had not been set at its 2024 launch.
- House rules: strata landed schemes come under the Strata Management Act 2013, so by-laws can cover renovations, parking and use of facilities.
Back in 2015, The Edge noted that strata landed homes could add a few hundred ringgit in maintenance fees on top of the loan instalment. Use the current figure from the management office, not that old estimate.
How do you get to KL, Shah Alam and Putrajaya?
Rimbayu runs on highways. IJM Land and EdgeProp list the Shah Alam Expressway (Kesas), ELITE, the South Klang Valley Expressway (SKVE) and the Kemuning-Shah Alam Highway (LKSA). IJM Land also lists the West Coast Expressway, which is opening in stages.
There is no MRT or LRT station near the township. If you work in central Kuala Lumpur, drive the route at peak hour before you commit.
What is already built inside the township?
- The ARC and The Club recreational hubs, plus a 6.3-acre Linear Park.
- More than 300 completed shopoffices, with tenants such as McDonald's, Starbucks and Lotus's, according to EdgeProp.
- Uptown Square, whose 119 shoplots sold within days of the June 2022 launch and were completed in 2025.
- Oasis International School, which IJM Land planned into the township from its early phases.
- NADI, a business hub announced in 2021 with a gross development value of RM2.4 billion, the New Straits Times reported. It covers a 221.59-acre commercial park and a 41.10-acre industrial park for non-polluting light and medium industry.
What it looks like in real numbers
Here is an illustration. Assume a 10% down payment, a 90% loan, an interest rate of 4.0% and a 35-year tenure. Your actual rate and loan margin will depend on your bank and your profile.
- Penduline at its 2015 launch price of RM625,000: down payment RM62,500, loan RM562,500, instalment about RM2,491 a month.
- A 1,751 sq ft Penduline terrace bought subsale at RM408 psf, close to EdgeProp's 2022 average for landed homes in the township: price about RM714,000, loan RM642,600, instalment about RM2,845 a month.
- An Anthea superlink at the RM1.5 million starting price: down payment RM150,000, loan RM1.35 million, instalment about RM5,977 a month, before maintenance fees.
Banks look at how much of your net income goes to debt each month. Going from Penduline to Anthea more than doubles the instalment, so the household income needed is in a different bracket.
What are the best tips for buying a landed home in Bandar Rimbayu?
Seven checks before you make an offer:
- 1Confirm the title type first. Individual title has no monthly maintenance fee; strata landed pays maintenance and a sinking fund.
- 2Remember it is leasehold. IJM Land describes the township as leasehold, so do not compare it with freehold Kota Kemuning like for like.
- 3Ask for the current price list. Anthea superlinks start at RM1.5 million, but EdgeProp quotes RM1.98 million to RM2.76 million.
- 4Pull recent transacted prices. Use the exact phase you like, not a township average.
- 5Do the instalment maths. On the guide's assumptions, Penduline at launch is about RM2,491 a month and an Anthea superlink about RM5,977.
- 6Test the commute. Drive the route at peak hour before you commit.
- 7Ask for the latest maintenance statement. Do this on any subsale unit, whichever title it carries.
Bottom line
Bandar Rimbayu is no longer the low-cost entry point it was in 2013 to 2015. Older individual-title terraces still give you a lot of space for the money, while new strata landed launches like Anthea are priced for upgraders.
Before you decide, pull recent transacted prices for the exact phase you like, confirm the title type and lease, and drive your commute at peak hour.
Frequently asked questions
Is Bandar Rimbayu freehold or leasehold?
Leasehold. IJM Land describes the 1,879-acre township as leasehold. Check the remaining lease on the title before you buy a subsale unit, because it can affect financing and resale value.
Is there an MRT or LRT station near Bandar Rimbayu?
No. The township relies on highways, including Kesas, ELITE, SKVE and the Kemuning-Shah Alam Highway. Plan for a car commute to KL, Shah Alam or Putrajaya.
Do Bandar Rimbayu terrace houses pay maintenance fees?
It depends on the phase. Penduline was launched without strata title, so it came with no maintenance fee. Strata landed projects such as Anthea charge monthly maintenance and a sinking fund.
Who is the developer of Bandar Rimbayu?
IJM Land Berhad, the property arm of the IJM group. It launched the township in 2013 and now markets it as IJM Rimbayu.
What are your top tips for buying a house in Bandar Rimbayu?
Confirm whether the unit is individual title or strata landed, since it changes monthly costs. Remember the township is leasehold. Ask for the current price list and recent transacted prices for the exact phase, and drive the commute at peak hour.
