Puchong's LRT-Linked Condos Under RM600,000: IOI Puchong Jaya vs Bandar Puteri

14 October 2026 6 min read

Puchong's rail access comes from the Ampang Line's Sri Petaling extension to Putra Heights, not the Kelana Jaya Line, a distinction buyers researching the area sometimes get backwards because the two lines now share an interchange at Putra Heights. The extension opened in stages, with the first four stations starting service on 31 October 2015 and the remainder, including the run through Puchong, following on 30 June 2016, according to Free Malaysia Today's reporting at the time. The completed stretch runs 18.1km and adds 11 stations, among them IOI Puchong Jaya, Pusat Bandar Puchong, Taman Perindustrian Puchong, Bandar Puteri, Puchong Perdana and Puchong Prima, per Wikipedia's station records for the line.

IOI Puchong Jaya station sits beside IOI Mall Puchong, in the older part of town IOI Properties built out around Bandar Puchong Jaya from the 1990s. Two IOI-developed condos, Sky Condominium and La Vista, sit within that same walking radius, but they price very differently. EdgeProp's transaction data puts Sky Condominium at a median of RM729 psf over a trailing four-year window, with recorded deals ranging from RM692 to RM746 psf. At that median, a 1,000 sq ft two-bedroom unit works out to roughly RM729,000, already above a RM600,000 ceiling unless the buyer goes smaller than that.

La Vista, the older of the two IOI projects, sits at a very different price point. EdgeProp records a median of RM329 psf there, and a current listing on iProperty is asking RM340.93 psf for a 1,405 sq ft unit marketed as walking distance to the LRT station. At that asking price the unit comes to roughly RM479,000, comfortably under RM600,000 with room to spare, though the tradeoff is an older building with fewer of the finishes and facilities a newer launch would offer.

Bandar Puteri, a few stations further along the same line, is a more fully built-out township with its own retail strip around the Bandar Puteri LRT station. Le Pavilion, a freehold serviced apartment completed in 2019 by Flora Development across 37 storeys and 699 units, is the newer stock here. Recent EdgeProp-listed asking prices for the project range from about RM474,000 for a 958 sq ft unit to RM650,000 for a 990 sq ft unit, which puts most of its stock inside the RM600,000 budget and only its larger or higher-floor units pushing past it.

Aseana Puteri, an older condominium in the same Bandar Puteri precinct, prices lower still. EdgeProp's transaction records show a median of RM445 psf across 61 recorded deals, which for a typical 1,000 to 1,100 sq ft unit works out to roughly RM445,000 to RM490,000, leaving the biggest cushion under a RM600,000 ceiling of any project compared here.

Lined up against each other, the choice is less about which station has better rail access, since both IOI Puchong Jaya and Bandar Puteri sit on the same line a few stops apart, and more about what a fixed budget buys at each. RM600,000 at IOI Puchong Jaya mostly means La Vista's older stock rather than Sky Condominium's newer one, which prices past that ceiling for anything near 1,000 sq ft. The same budget at Bandar Puteri reaches further, covering most of Le Pavilion's unit types and leaving a larger margin at Aseana Puteri, though Bandar Puteri's retail anchor is a town-centre strip rather than a full mall like IOI Mall Puchong.

Psf medians and EdgeProp's trailing-period figures are a starting point, not a substitute for checking an actual unit against its specific floor, facing and recent comparable sales, and a buyer should also confirm the real walking distance from a listed unit to the station entrance rather than relying on an agent's "walking distance" claim, since block placement within Bandar Puchong Jaya and Bandar Puteri varies more than the headline psf figures suggest.

For a first-time buyer working with a RM600,000 ceiling, the practical question is whether to prioritise IOI Mall's retail scale at an older IOI unit or Bandar Puteri's newer stock on a smaller town-centre footprint. I help buyers along this stretch of the Ampang Line compare specific units against actual station distance and recent transacted psf before they commit.
