TRIA Seputeh at 9 Seputeh: Old Klang Road's Leasehold Cluster and the Real Distance to Mid Valley
Old Klang Road has spent much of the last decade marketing itself as the next Mid Valley address, and TRIA Seputeh is one of the clearest tests of that claim. It is the residential component of 9 Seputeh, a 17.4-acre integrated development at Jalan Halimahton, Taman Seputeh, jointly developed by Gapurna Group and MRCB Land off Jalan Klang Lama. For a buyer weighing whether Old Klang Road genuinely delivers Mid Valley-adjacent living, or is simply riding the mall's name, TRIA Seputeh is where that question gets tested on the ground rather than in a brochure.
The residential cluster comprises three towers, named Pelto, Ebon and Cavi, rising between 33 and 38 storeys and holding 734 units in total, completed in 2022 according to current property listings. Layouts run across three series: the X series holds two- and three-bedroom units from roughly 760 to 1,000 sq ft; the Y and Z series step up to three- to five-bedroom family layouts between about 1,500 and 2,870 sq ft; and the RV series is a smaller run of riverfront villas and duplexes with three-plus-one to six-plus-one bedrooms, sized from around 1,940 up to 4,520 sq ft.
Tenure is leasehold on a 99-year term, consistent across current listings on property portals, rather than freehold, a point worth checking against any older subsale unit in the immediate area before assuming the two tenures cost the same per square foot. Pricing spans a wide range: according to current listings on PropertyGuru, units trade from about RM453,000 for the smallest X-series unit up to RM3.68 million for the largest RV-series villa, with per-square-foot pricing running from roughly RM522 to RM1,107 depending on tower, floor and unit series, and a compact three-bedroom in the RM750,000 range sits toward the middle of that spread.
The Mid Valley Megamall proximity is the development's central selling point, and it is also where the marketing gets ahead of what is actually built. Developer materials for 9 Seputeh have promoted a pedestrian link to the mall as short as 600 metres, but that link is a proposed covered walkway rather than a completed one. On the ground today, a resident walking from TRIA Seputeh to Mid Valley Megamall along existing roads covers closer to a kilometre, with no dedicated bridge shortening that route, so buyers relying on a steps-from-Mid-Valley pitch should walk the actual route themselves before treating it as a given.
Rail access tells a similar story of promise versus what exists today. The nearest operating station is Seputeh, on the KTM Komuter line, rather than an MRT or LRT stop within the development itself. A monorail extension running along Old Klang Road has been discussed for years and has seen renewed government interest, but it remains a proposal, not infrastructure a buyer can rely on at the point of purchase. Road access is more concrete: 9 Seputeh sits close to the Federal Highway and the New Pantai Expressway, with a direct link bridge built to connect the development to the NPE.
On facilities, TRIA Seputeh is built at the scale typical of large Old Klang Road towers: more than 50 facilities spread across multiple levels, including an infinity pool, gymnasiums, rooftop gardens and a riverside promenade boulevard running close to a kilometre along the Klang River frontage of the 9 Seputeh site.
So is TRIA Seputeh a real Mid Valley alternative? The honest answer sits between the two extremes. The mall is genuinely close by Klang Valley standards, roughly a kilometre, not the steps away some marketing implies, but that distance today means a short drive or e-hailing trip rather than a comfortable walk, and the rail connection buyers may be picturing is still a proposal on paper. For a buyer who values proximity on a map and is comfortable without a walkable mall link or an existing rail station on the doorstep, the price per square foot here can undercut equivalent stock immediately around Mid Valley itself; for a buyer who specifically wants walkability, this is not yet that.
