Every unit comes with three allotted parking bays as standard, which matters in a building whose smallest layouts are already three-bedroom units, and the building tops out with two duplex penthouses.
Unit sizes start at 2,238 sq ft and run all the way to 14,917 sq ft, and every layout in the base range is a 3+1 or 4+1 bedroom configuration with four to six bathrooms — there is no one- or two-bedroom entry point here. The smallest available layout, Type C at 2,238 sq ft, prices from RM2,745,000, about RM1,227 per square foot. Mid-range layouts such as Type B (2,680 sq ft) and Type D (2,787 sq ft) sit between roughly RM3.07 million and RM3.33 million, while the largest standard layouts, Type F, G and H at 3,713 to 3,799 sq ft, price from RM4.275 million to RM4.35 million. At the very top, the building's largest units — Type J and K, at 13,820 to 14,917 sq ft with 10 to 12 bedrooms — price from RM16.29 million to RM17.25 million, effectively full-floor or multi-floor residences rather than conventional condo units.
The onsen is the building's defining amenity rather than one facility among many. Hot-spring facilities sit on the ground floor and again at the rooftop Zen Sky Lounge, alongside an infinity lap pool, a wading pool, a glass-walled gymnasium, a meditation court, a sauna, a reflexology path and a bamboo court. That combination is built around wellness and privacy rather than the large-scale recreational facilities — function rooms, co-working spaces, multiple pools for different age groups — that bigger towers use to justify their maintenance fees. With only 50 households sharing the building, residents are also unlikely to compete for use of any of it.
Location is the other half of the pitch. Jalan Madge sits inside Taman U Thant, one of Kuala Lumpur's established low-density residential pockets, within reach of KLCC and the wider Golden Triangle and close to Jalan Ampang and Jalan Tun Razak. Suria KLCC and the Petronas Twin Towers, Ampang Park and Great Eastern Mall are all within a short drive, and the immediate neighbourhood is dominated by embassies and other low-rise residences rather than commercial towers — a genuinely quiet setting a few minutes from the city centre rather than a suburb further out.
Because the building has been completed and occupied since 2022, a buyer here is not weighing a floor plan against a construction timeline — every unit, finish and facility can be inspected as built rather than as rendered. That matters more than usual at this price point, where custom finishes and large duplex layouts are hardest to judge from a brochure. What a prospective buyer should still do is confirm the maintenance cost against the facilities actually in use, since a 50-unit freehold building spreads its onsen, sauna and full-time upkeep costs across a small base of owners, and compare the psf pricing of the available layout against other completed freehold trophy addresses in Ampang Hilir and the wider KLCC fringe before committing.
