Armani Prestige: KLCC SOFO Micro-Apartments From RM819K in the Golden Triangle

The KLCC Golden Triangle has almost no freehold entry point left under RM1 million, which is what makes Armani Prestige worth a close look for Malaysian buyers priced out of the area's larger condos. Armani Group's 59-storey tower on Jalan Mayang holds just 350 units, all in a single SOFO layout, sitting directly across from the Petronas Twin Towers rather than several blocks away in a cheaper fringe pocket.

SOFO stands for small office, flexible office, and here it translates into compact one-bedroom, one-bathroom units built for owner-occupiers and investors rather than families. Three layouts are on offer: Type B at 273 sq ft from RM819,000 (about RM3,000 per square foot), Type A at 330 sq ft from RM924,000 (RM2,800 per square foot), and Type C at 426 sq ft from RM1,192,800, also at RM2,800 per square foot. The entry price of RM819,000 is the headline figure, but only the smallest unit reaches it; the more common Type A and C layouts price meaningfully higher.

That pricing places most of the building's units under the RM1 million floor that Kuala Lumpur City Hall (DBKL) sets as the minimum purchase price for foreign buyers of residential property in the Federal Territory. Type B and Type A both fall under that threshold, which means the bulk of Armani Prestige's stock is, by regulation, a Malaysian-buyer or company-buyer proposition rather than one open to foreign purchasers at the unit level — a deliberate positioning in a KLCC market where most new launches are priced specifically to clear that RM1 million bar for foreign demand.

Density is low for a tower this tall: 350 units across 59 storeys works out to roughly six units per floor on average, supported by two premium lobbies and an automated car park system rather than a conventional multi-storey ramp. The facilities are concentrated at the top of the building rather than spread across a podium — a sky pool, sky gymnasium, sky lounge and sky bar sit on levels 56 to 58, giving every resident a KLCC skyline view from the shared amenity floors regardless of which unit they own.

Location is the project's clearest selling point. Jalan Mayang sits within the Golden Triangle, close enough to the Petronas Twin Towers to be within walking distance, with Avenue K about 400 metres away and Suria KLCC roughly 600 metres away. Intermark Mall is about 1.0 km out, Pavilion KL about 1.9 km, and The Exchange TRX about 3.0 km, while KLCC LRT station and the Jalan Ampang and AKLEH highway corridor sit nearby for residents without a car park bay or who want an alternative to driving.

Maintenance is set at RM1.30 per square foot, which on the smallest Type B unit works out to roughly RM355 a month, and on the largest Type C unit to around RM554 a month — a cost worth weighing against the building's sky-level facilities and low unit count, since maintenance on a 350-unit tower with a full automated car park system is spread across a smaller base than a typical 800- or 1,000-unit KLCC development. Completion is targeted for Q3 2028, putting this firmly in the pre-launch category with several years of progressive payments ahead of key handover.

For a Malaysian buyer or investor who wants a KLCC postcode without competing against foreign capital for the same unit, Armani Prestige's SOFO layouts are a specific, narrow proposition: small, freehold, and positioned just under the price line that keeps the building's entry units out of reach for most foreign purchasers. It will not suit a buyer who needs more than one bedroom, and the psf pricing sits well above what the same budget buys further from the Twin Towers.
